The most expensive and cheapest cities for co-living in apartments

Renting a house for private use, especially if it concerns young tenants, is rare in Spain. And this is not surprising. According to the Youth Council of Spain, renting a house in Spain means spending about 91.6% of income on rent. This situation leads to the fact that many people rent an apartment together with friends or acquaintances. This method allows you to reduce the cost of renting housing up to 27.8%.

The average cost of a room in a communal apartment is 268 euros per month. However, according to the real estate portal Pisos.com, this figure may exceed 400 euros in some capitals. It also applies to Barcelona, the most expensive city in the country to live together (442.4 euros per month). It is followed by San Sebastian (426.02 euros per month), Madrid (414.36 euros per month), and Pamplona (411.05 euros per month). Palma de Mallorca is also on the list of the most expensive cities, although the rent here does not exceed 400 euros per month. In particular, tenants there pay an average of 387.71 euros.

Such prices are discouraging, especially compared to other cities where rent costs less than 200 euros per month. The lowest rental rates are recorded in Ciudad Real (160.36 euros per month), followed by Lugo (171.67 euros per month), Badajoz (180.10 euros per month), Palencia (182.27 euros per month), and Jaen (197.51 euros per month). The cost of rooms in shared apartments ranges from 270 to 250 euros per month in Toledo, Alicante, Almeria, Logrono, and Lleida, according to information from the Annual Report on shared apartments in Spain for 2021.

Stable prices

The average annual rent in shared apartments has decreased by only 0.68% this year and is expected to remain unchanged in the coming months.

Coronavirus has hit the Spanish rental market and destroyed the housing of many tenants who are looking for their homes. Analysts believe that by the end of 2021, there will be moderate demand in the rental market and the sales sector.

According to the research director of the portal Pisos.com Ferran Font, places near the student centers will be the most expensive places to live together in apartments.

In terms of location, Barcelona (24.69%), Madrid (20.94%), and Valencia (6.34%) have the most offers of shared apartments. They are followed in descending order by Seville, Malaga, Alicante, Granada, and the Balearic Islands, although their share exceeds 5%.

Much of the demand is concentrated in Madrid (21.95%), Barcelona (21.83%), Seville (7.10%), Valencia (5.14%), and Malaga (4.62%). They account for 6 out of every 10 search queries about shared housing.
