Solana de Valdebebas — the new and most desired land plot in Madrid

The Autonomous Community of Madrid shows a stable growth rate. In 2021, it reached 6.5% and strengthened the community's position as the leading economic region in the country. Generally, the community provides about 20% of the national GDP. The region is the main destination for companies, investments, and the population.

Speaking of population, since 2000, the number of residents has increased by more than 1,500,000 people, reaching approximately 6,751,000 in 2021. This represents an increase of 30% during the indicated period.

Madrid is a tremendously attractive city for people and businesses. This leads to the fact that the community begins to "monopolize" the region. It results in a significant exodus of people, investments, and businesses from other parts of Spain and even from abroad.

Solana de Valdebebas in figures

The district area is 109 hectares, or 1.09 sq. km. of land. 30 hectares, or 27% of the area, are green spaces. Another 42 hectares are reserved for residential real estate. 1,393 residential buildings are planned to be constructed on this territory. 45% of these constructions are built under some type of subsidization.

This real estate is especially attractive because its considerable amount has the opportunity to get into the main regional housing stock and can be sold at a reduced price compared to competitors.

About 230 units will be one-storey residential villas. At first sight, this seems like a significant amount of housing units, but in reality, these villas will be quickly sold out. For comparison, in neighbouring Valdebebas (it is under construction at the moment), more than 10,000 houses are planned to be built.

In fact, demand in the market is huge. Almost all urban projects in the north of Madrid, with this housing type, are already sold out. Valdebebas is an exception, but the majority of residential units is already sold out.

Subsidized housing, starting from 1,500 euros per square meter

With the help of subsidization in the basic and limited options (VPPB or VPPPL), homes in Solana de Valdebebas will be able to achieve the desired prices of 1,500 euros and 1,875 euros per sq.m. respectively. The cost of the VPPL option can be up to 25% higher than mentioned above.

At the same time, subsidies affect not only the houses but also their extensions, such as storage rooms, garages, or parking spaces. Their value will be determined according to the regulations established by the legislation of the Autonomous Community of Madrid. However, it will be necessary to comply with a number of requirements for the income level of a buyer or family-buyer in order to obtain the right to acquire of such housing.

But in any case, it is easy to guess that this subsidized real estate, at these prices and in this area, will be sold instantly.

Properties will have completely different prices in the free market. They will be quite high for apartments and extremely high for chalets (villas). The characteristics, sizes, and land plots around them are extremely high in quality.

Referring to promising apartments, a residential complex to the east from Solana de Valdebebas, in the municipality of Alcobendas, is on sale now.

Regarding chalets, their land plots usually occupy an area of 800 sq.m. These are some of the largest land plots in Madrid and the neighbouring cities. If a villa usually has an area of 250 sq.m., then after adding the plot area and a good location, the cost of this offer will skyrocket. Very few people will be able to purchase such housing units.
