Residential real estate is a «safe haven» for investment

The macroeconomic conditions that Spain and the world are currently experiencing, with high inflation and actively rising interest rates, have an impact on the housing market as well as on other markets. However, as in past periods of crises and instability, housing is still one of the most reliable havens for investors. Many financial experts believe that buying a house as an investment today is a much much safer investment step than alternatives.

Victor Perez, CEO of developer ASG Homes, explains: «Although the current situation will reduce the possibilities of buyers, including those in need of credit financing, the level of activity will be offset by the fact that the market can still rely on Spanish families, whose savings are largely the highest in recent years. In addition, both individuals buying new housing, including second homes, and investors who are looking for a safe haven can benefit from a less active market. Residential real estate remains a reliable asset within the Spanish economy».

It is no understatement to say that there is a lot of interest in buying houses as an investment. At the same time, we are talking not only about investments in the form of a metaphorical «bank» — an asset in which money is invested indefinitely until the situation stabilizes. Real estate also provides excellent sources of income. Both from resale and from renting. The latter is especially beneficial for Spain today, where more and more consumers are shifting their attention from buying new housing to its long-term rental. As an example of successful rental monetization, ASG Homes presents their project «Kings Lofts» in the Madrid municipality of San Sebastian de los Reyes.

We are talking about a rather unique and innovative project located in district No. 3 of the municipality — to the north of the capital. There are 363 lofts in the building, combining both living and working spaces. The complex, with a total investment of 57 million euros, also has high-quality public spaces, such as conference rooms or rooms for coworking and remote work. The complex also has facilities for recreation and sports, including swimming pools, green areas, a gym, a children's area and a terrace.

The success of «Kings Lofts» indicates which characteristics make real estate the most popular among consumers and, as a result, indicate which projects need to be invested in first. To this should be added the importance of location in the face of growing demand and, as a result, future profitability.

District No. 3 of San Sebastian de los Reyes is under active urban construction. It is equipped with all kinds of utilities and convenient infrastructure, firmly linking it with the central city of the region. Also in this area, ASG Homes is developing the Residencial Queens project — a complex of 321 lofts, each of which has one or two bedrooms with terraces. The complex is conceived as a multi-purpose space, in a concept similar to «Kings Lofts».

In addition to location and potential demand, one of the key factors that an investor needs to consider is the environmental friendliness and energy efficiency of housing. Environmental protection and energy saving are of great importance in today's market. They are increasingly perceived by potential tenants as decisive factors for buying or rejecting it.

According to the Ministry of Transport, Mobility and Urban Development of Spain: «Housing construction in Spain should move to a sustainable and inclusive model. Developers need to redirect efforts to environmental restoration, revitalization and urban renewal». Investments in energy-efficient renovation of Spanish housing will create a large-scale housing stock that is safe for the environment. The market needs to pay attention to reducing operating costs, improving productivity and comfort, as well as increasing the utility and reducing the cost of buildings.
