National and international brokerage companies compete with local brokers in the market for selling and renting real estate on the Costa del Sol in Malaga, one of the most professional at the national level.

Brokers are the key to selling real estate, and when it comes to buyers who do not live in the area and foreigners. The sales market in the province of Malaga is one of the most professionally prepared in Spain, being the fourth region with the most residential properties (88%) in the API, according to a report by the real estate data platform Brainsre.

This percentage is reduced to 80% in the rental market, although it is also at a high level compared to the national average.

"The sales market in the province and on the Costa del Sol is mainly led by two real estate companies: Orangestate Properties and Todopisos. Large service companies and several real estate companies that specialize in working with foreign clients are also well represented in the sales market and dominate the rental market, " explains Antonio Ramudo, data scientist at Brainsre and author of this report.

In terms of areas, Marbella, Estepona and Benalmádena have the largest number of properties managed by professionals, both in the sale and rental market.

In particular, Marbella is the municipality with the most professional sales market (90.2%) and rental market (84.2%). "While in Antequera it is the opposite, because most of the real estate is in the hands of private individuals," says the Brainsre data scientist.

Experts say that Covid-19 has not reduced the demand for housing on the Costa del Sol. "The buying and selling market is very active on the Costa del Sol in general, and in Malaga in particular, there is a growing interest in high-end real estate, both in the historic center and in the more exclusive residential areas of the capital," says Mario Garnica, Director of Engel & Völkers Malaga.

Garnica also believes that the resumption of international travel will be a positive moment: "Over the past month or so, we have confirmed the visits of clients who have not been able to come to Spain for a year to buy real estate. "

"International demand has not disappeared. On the contrary, based on Gilmar data, we can say that it has increased, even compared to last year. However, many deals have not yet been concluded, as we are still waiting for customers to come to us," the company says.
