Which cities in Spain are the most profitable to invest in real estate?

Forecasts for the real estate sector in 2022 are very favorable. According to Maria Matos, Research Head and spokeswoman for one of the real estate portals, real estate investments broke records in the second half of 2021, «and everything indicates that they can continue to accelerate».

As Matos notes, «real estate investments have become a haven from the uncertainty caused by the pandemic. Many individuals have decided to invest because they perceive this market as safe after a positive evolution and recovery after the pandemic».

However, despite the high profitability of housing, it is important to know in which cities it is best to invest in real estate.

Fotocasa conducted an analysis of real estate prices for sale and rent and compiled a rating of Spanish cities where it is most profitable to invest:

  • San Cristobal de la Laguna (Santa Cruz de Tenerife) with a profit margin of 7.5%.
  • Santa Lucia de Tirajana (Las Palmas de Gran Canaria) with a margin of 7.4%.
  • Algeciras (Cadiz) with a yield of 7.2%.
  • Lleida with a yield of 7.2%.
  • Jerez de la Frontera (Cadiz) with a yield of 6.9%.
  • Reus (Tarragona) with a yield of 6.8%.
  • Telde (Las Palmas) with a yield of 6.8%.
  • Dos Hermanas (Seville) with a profitability of 6.8%.
  • Puerto de la Cruz (Santa Cruz de Tenerife) with a margin of 6.8%.

According to an analysis by Fotocasa, on the opposite side are the least profitable cities:

  • Donostia-San Sebastian (Gipuzkoa) with a margin of 3.4%.
  • Ibiza (Balearic Islands) with a margin of 3.6%.
  • Pozuelo de Alarcon (Madrid) with a yield of 4%.
  • Getxo (Vizcaya) with a yield of 4%.
  • Sant Cugat del Valles (Barcelona) with a yield of 4.1%.
  • Santiago de Compostela (A Coruña) with a yield of 4.1%.
  • Boadilla del Monte (Madrid) with a yield of 4.1%.
  • Sitges (Barcelona) with a yield of 4.1%.
  • Tres Cantos (Madrid) with a yield of 4.1%.
  • Calvia (Balearic Islands) with a yield of 4.2%.
