What awaits the real estate market in 2022: there will be more sales, prices will be higher

According to INE, a total of 53,410 purchase and sale transactions were made in September, which is 40.6% more compared to the same period in 2020.

It seems that the growth in the number of such transactions has not stopped since May, which foreshadows a positive end to the year with an increase in the number of contracts for the purchase and sale of real estate. How will 2021 end and what is forecast for 2022? The agents of the sector assess all this positively, as the recovery in the sector may occur as early as next year.

This is what Jesus Duque, Vice President of Alfa Inmobiliaria predicts: «We think that this year the traditional pattern in the field of purchase and sale will repeat, according to which the last quarter of the year will prove to be the most active in terms of operations».

The expert believes that in 2021, Spain will end the year with an average of 425,000 units sold, which corresponds to the figures before the pandemic.

These excellent figures also coincide with the high figures given in the MVGM report for the third quarter of 2021. It concludes that in terms of the volume of purchase and sale transactions, the growth was 25% in general and 40% in the field of new real estate. Faustino Garcia, Head of Residential real estate at MSGM in Spain, tells us that the volume of transactions is expected to remain at a level similar to that observed in the third quarter.

More or less real estate deals in 2022

The head of Alfa Inmobiliaria believes that the current state of affairs gives reason to believe that the number of transactions will continue to grow. «According to all indicators, household income is growing, and it looks like this upward trend will continue throughout 2022, as well as the low price for financing».

Although he admits that there are some ambiguities, such as the emergence of an inflation rate that we are not used to dealing with, as well as a significant imbalance at the social level and a decrease in the number of tourists. «Nevertheless, the latest data on the labor market turned out to be very favorable: unemployment has been declining for eight months now. This fact, which is key to understanding the evolution of the real estate market, makes us more optimistic about 2022».

For his part, Faustino Garcia believes that after meeting the demand accumulated during the pandemic, transaction rates will stabilize and the situation will normalize. «It is in the new housing sector that we can continue to observe high volumes. There is one fact, which is as follows: new real estate can meet the new demands for more comfortable homes with a large number of public spaces, gardens, terraces, a high level of energy conservation and other indicators related to sustainable development».
