There are 2,046 unsold new houses in Palencia

Palencia managed to start 2021 with a surplus of 2,046 residential units and to reduce the stock of unsold new houses despite the pandemic during 2020.

According to the Ministry of Transport, Mobility and Urban Agenda, 2,096 new houses were waitintg for buyers in 2019, so the stock decreased by 2.39% year-on-year.

However, the sector has been hit hard by the pandemic, according to Juan Blanco of El Salón real estate agency. “Indeed, new houses were sold, but they were few compared to other years,” he notes. The months' closure, insecurity and uncertainty caused by the pandemic have largely paralyzed Palencia's property market.

The health care crisis has also had an impact on construction. Although Palencia has a large stock of new housing, several developments and renovations are currently underway. In the capital, entrepreneurs are demanding “greater efficiency” in administrative procedures. Thus, at the beginning of the year, the Association of Construction and Related Industries of Palencia (Aecopa) advocated a reduction in urban planning fees and the abolition of fees associated with the provision of technical assistance services during work (4%), coordination cost in the field of health and safety (1.25 %).

Returning to the ministerial report, it should be noted that in the provinces of Avila and Valladolid there is an increase in the accumulated stock of new empty houses.

On the other hand, together with the province of Palencia, the surplus decreased by:

  • 9.41% in Soria, up to 1,550 housing units.
  • It is followed by Segovia, decreased by 3.92% to 1,348 units.
  • Salamanca, decreased by 3.8% to 2,610.
  • Leon, decreased by 1.25% to 8,027 units.

Thus, the largest stock is in the province of Leon - 2.43% of the total number of real estate, followed by Avila (2.1%) and Valladolid (2.04%). In addition, it is 1.95% in Soria, 1.78% in Palencia, 1.75% in Zamora, 1.46% in Burgos, 1.08% in Salamanca and 1.05% in Segovia.
