The volume of investments in the Spanish real estate sector increased by 155% over the year

The real estate sector in Spain completed the first quarter of 2022 with investments totaling about 4.3 billion. euro, which represents an increase of 155% in annual terms. This data is shared by the real estate consulting agency CBRE.

Real estate funds, investment funds and deposits of private investors accounted for 53% of the total amount of invested funds. At the same time, 67% of 4.3 billion. the euro came from Spanish, German and American sources.

Madrid and Barcelona are the leaders in attractiveness for investment funds among the Spanish regions: they accounted for 52% of the total volume. However, in 2021 the share was even higher - by six percentage points.

Lola Martinez Brioso, Director of Research at CBRE Spain, explains the situation as follows: «A slight decrease in investment inflows to these two cities is explained by several large-scale projects that were carried out in other Spanish cities and contributed to such a decrease».

It is noted that the prospects for the development of the real estate market in the country are favorable, but it is not free from risks associated with inflation, geopolitical and general economic uncertainty.

Brioso adds: «The appetite of investors remains hidden and does not affect the course of current activities, which are mainly focused on stable and long-term investments».

According to CBRE, in the first quarter of 2022, the residential real estate sector continues to strengthen its position as a key investment focus. It is the Spanish real estate market that has attracted the most investment capital: The total value of construction for rental (BTR) and private rental (PRS) transactions exceeded 858 million euros.

It should be noted the sale made by BeCorp to the German Patrizia fund for 600 million euros, we are talking about the largest BTR transaction in Spain to date.
