The real estate sector ended 2022 with a record investment volume of 17.5 billion euros

Investments in the real estate sector in Spain ended the year with a volume of about 17.5 billion. euro, according to data published by the real estate consulting company CBRE.

Paloma Relinge, Director of CBRE Capital Markets in Spain, stressed that these figures show that the real estate sector in Spain «continues to be attractive to investors, even in a changing macroeconomic context».

«We see a fairly positive end to the year, with investment levels similar to those achieved in 2018. In 2023, we will see a lot of caution among investors, especially in the first half of the year», Relinke predicts.

In 2022, the housing segment (known to this consulting company as residential) accounted for 24% to 26% of investments, compared with 18%, which it accounted for in the period from 2016 to 2018. Thus, investments in this area range between 4.2 billion. euro and 4.55 billion. euro

Miriam Goikoechea, Director of CBRE's Research Department in Spain, noted that these are «record numbers of total investments for the entire time of accounting» and positions this segment «above the values before the pandemic».

Goikoechea explained that these investment indicators are a response to the lack of supply in conditions of high demand and investor interest.

The second sector that received more investment at the end of this year, according to CBRE forecasts, was retail, which accounts for 22% to 24% of the total investment in Spain. These figures represent investments in the amount of 3.85 billion. up to 4.2 billion euros.

Forecasts for 2023 in retail also exceed 8% of the investments that this segment concentrated in 2021, and the accumulated 20% over the past 5 years.

In terms of investment volume, the third sector was the office segment, which in 2022 accounted for from 14% to 16% of the total national investment, which is equivalent to about 2.45 billion. euro and 2.8 billion. euro.
