The demand for secondary housing in Spain continues to grow

According to the latest data from the Association of Registrars on real estate purchase and sale transactions for the period from July to September, secondary housing became the leader – 124,722 registrations, which represents a quarterly increase of 12.5%, while in the case of new housing, only 29,433 transactions were registered.

According to the Association of Registrars, transactions with new housing hardly make up two out of every ten transactions and sometimes include purchase and sale agreements for an average of two years in advance.

According to the 9th wave of Real Estate Barometer «Sentiment of real estate market professionals», transactions with secondary housing in Spain occupy a market share of 64%.

For autonomous communities, this proportion varies slightly. The region of Murcia, Navarre and the Balearic Islands, Extremadura, Basque Country and Andalusia stand out.

According to the price indicator idealista, the price of secondary housing in Spain in November increased by 0.8% per month (EUR 1,831 per square meter). Year-on-year growth was 3.5%.

Although the growth is insignificant, it is considered important, since the price of secondary housing was falling, but in October it experienced a slight increase of 0.2% per month (EUR 1,816 per square meter).

The prices rose during November in 14 Spanish regions:

  • Aragon (2.3%)
  • Balearic Islands (1.8%)
  • Navarre (1.5%)
  • Castile and Leon (1.2%)
  • La Rioja (1.1%)
  • Catalonia (1%)
  • Castile-La Mancha (0.9%)
  • Canary Islands (0.7%)
  • Asturias (0.5%)
  • Basque Country, Galicia, Cantabria, Madrid Community and the region of Murcia (0.3% in all five regions).
