In Spain, two largest developers Neinor and Via Célere will work together

Nowadays, negotiations are underway on the acquisition of 75% of the shares of Via Célere, which is now owned by Vía Célere,by the developer Neinor, led by Borja Garcia-Egotxeaga. This will lead to the birth of the largest national developer.

The merger of Neinor with Vía Célere has not yet been completed, as both companies have not determined the final terms. Despite the lack of confidence that a decision will be made, there is unrest in the offices of the main decision makers. All week the phones were not silent from calls and messages from top managers. It was felt not only by the heads of development companies, construction companies, societies and consulting firms also began to prepare for the upcoming events.

As explained by the sources consulted, the merger of Neinor and Via Célere will be the second big step in a year and will put the reality of the current developers at stake. In case of unification, the developer's «portfolio» will cover 37,000 real estate units.

It is still difficult to guess which companies will decide to follow this path. Although, there are assumptions about how Aedas Homes or Metrovacesa will react to what happened. In the construction market, these two companies have achieved the greatest success in recent months: several development projects have been commissioned and it has been announced that they will develop new projects in different parts of Spain. Pryconsa and Habitat also had a year of activity. But so far, according to sources, they do not cause a desire to merge.

The year 2021 began precisely with Neinor's takeover of Quabit, which was also one of the «TOP-8» developers in the country. Due to this step, it expanded its land fund by 10,000 units. A few months later, Aedas made a more modest purchase and buy the company Aurea Homes for EUR 54,000,000. It allowed to add eight properties under development and land for the construction of 500 units. During the summer, Metrovacesa also acquired more land after buying 100% of Valdepolo, which was the owner of the land plots, where Eurovegas was planned to be built.
