Montegancedo is new green area of richest municipality in Spain with villas worth up to two million euros

It is planned that at the end of this year or in the first quarter of 2022 — 1050 houses in Montegancedo, the future green area of Posuelo de Alarcón, will begin to go on sale. The district is located on 688,470 square meters, more than half of which will be allocated for green areas, with a Forest park of 200,000 square meters.

It will be located in the south of the municipality with the highest per capita income in Spain, closing the gap between the university campus of the Polytechnic University of Madrid (UPM) and the district of La Cabaña, although, according to its organizers, people with high purchasing power will live here, but this does not mean that only rich people will live here.

In addition to the initial approval of the urbanization project (streets, lights, gas and water pipes, and so on), an initial approval from Fomento is also required for the access of this future quarter to the M-40 highway.

The connection to the M-40 highway was the biggest obstacle, and Aedas is confident that its final approval, as well as the final approval of the urbanization plans, will take place at the end of this year, in order to start work in early 2022. Later, at the end of 2022, construction work will start (real estate), which will take two years, and in the fourth quarter of 2024, the keys will be handed over to the owners.

RESIDENTIAL COMPLEXES AND VILLAS

Two types of buildings will be erected, buildings of 120 objects and villas. As for the first ones, according to Pascual, they will be divided into two models of houses for a wide range. Some with three bedrooms with an area of 85 to 90 square meters, so as not to raise the price too much, the cost of which is likely to be about 600,000 euros, and others, larger, with an area of 130 square meters, with five bedrooms, the cost of which may exceed 800,000 euros. "Since 120 people live in the house, the bill will be acceptable when distributing utility costs," says the project manager.

As for the villas, they will also be in two versions: first-class, super-luxury, with an area of 360 square meters with a basement (garage or cellar), of which only 22 units will be built. Their cost, according to Pascual, is likely to exceed two million euros. There will be other, more economical ones, worth about a million euros, with an area of 130 square meters. They will form a community and will have common areas such as a swimming pool, tennis court, security. 128 units of them will be built.
