
The Autonomous Community of Andalusia, Spain's most populous region, currently offers a wide selection of new residential properties for sale.
According to a study by the consulting agency Activum, there are more than 11,000 housing units for sale in the provincial capitals of Andalusia alone. At least, if you follow the data from the developers themselves and real estate portals.
The market with the largest offer is Malaga: 3173 residential real estate objects are put up for sale there. Malaga is followed by Seville with 3,115 properties and Cordoba with 1,553 properties.
It is also worth noting such cities as Granada (1466), Almeria (933), Huelva (806) and Jaen (110).
Cadiz is the only Andalusian capital where there are currently no new residential real estate projects available for purchase. However, Idealista portal offers almost 1300 properties from the secondary market.
The most notable developers in Andalusia
The most notable developers in Andalusia Among the developers who are currently engaged in the promotion of new real estate on the local market, 10 key companies can be identified.
The leader is Adidas Homes, which accounts for 17% of the objects available for purchase in the primary market (new buildings). It is followed by the following companies: Alca (14%), Metrovacesa (13%), Via Célere (12%) and Habitat Inmobiliaria (11%). The share of less than 10% is occupied by companies: Neinor Homes – 9% and 6% each from Grupo Insur, ASG Homes, AQ Acentor and Culmia.
In the case of Seville, the capital of Andalusia, the most famous developer is ASG Homes, which occupies 19%. It is followed by Metrovacesa (17%) and Habitat Inmobiliaria (15%).
Prices for new buildings
Seville Este is the area of Seville with the largest number of properties for sale – more than 1000 units. Thus, it accounts for almost 10% of the total supply of new housing in the capitals of Andalusia and up to 37% in Seville.
The area of Palmas Altas ranks second in terms of off-plan real estate for sale (under construction) (12%), followed by Hacienda del Rosario (8%).
On the Idealista portal, you can find more than 70 properties within the framework of Malaga-Towers Living (Malaga) at a price from 92,400 to 1.6 million euros.
There are currently almost 30 properties available in Cordoba in the price range from 132,000 to 559,000 euros. In Granada – more than 20 projects of new buildings at a price of 93,000 euros. Prices for the most exclusive properties exceed 400,000 euros.
