In 2022, sales and purchases of real estate in Aragon reached the best indicators since 2007

If there is one thing that the public interested in the real estate market has learned in recent years, it is that owning real estate gives, first of all, peace of mind. Knowing that the house you return to every day after work is owned and you can dispose of it at your discretion is one of the main advantages (and amenities) of buying a property as a first home, as soon as you have a stable economy and savings that allow you to make a purchase without prejudice to the family budget.

Although it may seem that the best time will never come, and you will have to make great economic efforts, giving up the option of renting an apartment and buying a property is a solution that provides greater long-term stability. So much so that the sale and purchase of housing in Aragon has achieved the best results since 2007: 4,572 transactions were registered in the third quarter of 2022 alone, which is the highest figure in the last 15 years.

Although it is true that 70% of transactions were made in the province of Zaragoza, with a slight decrease in the province of Huesca and Teruel compared to other quarters.

In the eternal dispute between the purchase of new or used apartments, it is necessary to evaluate various points. For example, many houses that have already been built require repairs before settling in, which will amount to at least half of the purchase price of the property. These factors cause a change in trends. Indeed, the sale and purchase of used apartments account for more than 80% of the real estate market in Aragon, but the sales that increased the most in 2022 compared to previous years are sales of apartments in new buildings, especially in Zaragoza.

Despite the good indicators, Aragon is not among the top ten autonomous communities with the largest number of real estate transactions in general over the past year. However, these figures are also a positive indicator for the residents of Aragon, as the real estate market in the region remains quite calm compared to other areas of Spain, where the price growth per square meter has reached more than 14%, as in the neighboring region of Navarre.

It is a fact that, as a rule, real estate in new buildings costs more than used, but in order to assess whether this statement is really true, it is necessary to evaluate much more things than the sale price of the property, since all the advantages offered when buying a new house compensate for the imbalance of the initial purchase price. Moreover, although the average price of housing in the region increased by a timid 0.08% over the last quarter, the average cost per square meter of new buildings decreased by almost 3% to 1,885 euros per square meter.
