How the secondary real estate in Spain is sold without an announcement of sale

In 2021, the purchase and sale of real estate will be completed with one of the most positive indicators in recent years. Thus, according to INE, 53,410 units were sold in September 2021, which is the highest figure since 2008. This indicator is mainly due to the recovery of the real estate sector after several months of restrictions, a rush in demand for housing, changing habits after the COVID-19 pandemic, interest rates at historically low levels and a high level of mortgage lending.

In accordance with these factors, the market is now showing some of the best sales figures, which has also led to an increase in so-called «whisper sales». This term describes situations in which real estate agencies conclude transactions for the purchase and sale of secondary properties that are not published anywhere on storefronts, websites or portals. According to the real estate network Comprarcasa, this segment already accounts for more than 20% of transactions, which is 10% more than a year ago. It also helps to reduce the percentage of dissatisfied buyers, which is 13-15%.

Toni Exposito, CEO of Comprarcasa, notes that «lots of the properties that will be put up for sale will already find its specific buyer in accordance with the characteristics and needs that the buyer expects from the real estate». Therefore, according to Toni Exposito, in this case «we are talking about equalizing supply and demand in a more professional, individual and fast way, since the deal closes 70% faster with «whisper sales».

In this sense, since 2020, Comprarcasa has an SEC (Exclusive Service for Buyers) to search for the best opportunities for individuals and investors, even for real estate that have not yet been published.

Toni Exposito says that «this method of work protects the interests of the buyer without resorting to mediation in concluding an agreement between the owner and the buyer and even without the property being already published, which allows us to get ahead of potential competitors». In this regard, Tony Exposito notes that «such a sales system has always existed, but with the development of digitalization and new technologies, this way of working has become much more pronounced».
