How the pandemic affects the price dynamics in Cádiz

The price of housing in the city of Cádiz resisted the first wave of the coronavirus pandemic, made a small attempt to grow during the summer, but fell during the second wave. With the expansion of vaccination and the recovery horizon, which is already perceived closer, prices have recovered again and are already exceeding the figures recorded before the start of the health crisis.

At a time when the pandemic was in full swing, the average price of real estate in the city of Cádiz has undergone changes. If at the beginning of the health crisis in Spain, the average house price was 2,482 euros per square meter, in June 2021 it was 2,506 euros per square meter, according to the data of the semi-annual report on sales prices pisos.com.

In most of the provincial capitals of Spain, far from being affected by the pandemic and the economic crisis, there is an annual increase in prices compared to June 2020, which in the case of the city of Cádiz was 2.16%.

In fact, Cádiz is positioned as the most expensive of the eight Andalusian capitals, ahead of Málaga (404 2 euros per sq. m.), Seville (2 005 euros per sq. m.) and Granada (1 940 EUR per sq. m.).

Outside of the region, Cádiz is the seventh capital of the province with the highest average house price, second only to Donostia (5 382 euros per sq. m.), Barcelona (4 266 euros per sq. m.), Madrid (3 991 euros per sq. m.), Bilbao (3 387 euros per sq. m.), Palma de Mallorca (3 170 euros per sq. m.) and Vitoria (2 600 euros per sq. m.).

Real estate prices in the capital of Cádiz began 2020 with an increase: from January to March, the average cost of housing increased by 3.50%, from 2,398 to 2,482 euros per sq. m.

Then the escalation of the pandemic, the restrictions and the first signs of the economic crisis slowed down the growth of prices in the period from April to July 2020 decreased by 1.20% to 2 452 EUR per sq. m.

In August, there was a slight increase in housing prices in Cádiz, but after the summer, their decline began, which lasted for five months, until in January 2021, the price of 2,414 euros per sq. m was not fixed.
