Detached houses purchase in Spain increased by 60%

The pandemic has virtually hit every sector of the economy, but undoubtedly one of the most brutal consequences that we are seeing is the way it has frozen the activity of the real estate market. Anyhow, property sales and purchases gradually recovered to pre-pandemic levels during the first quarter of this year.

But the crisis brought with it not only changes in supply and demand, it also changed consumer preferences. And the trend shows an increase in the number of requests for single-family houses. Yes, the era of chalet-type houses has arrived.

Based on the numbers, we can say that the sale of villas in Spain is at its peak. And the pandemic was the trigger. This is reflected in the statistics of the Association of Property and Mercantile Registrars of Spain: from January to April, 47,536 single-family houses were sold across the country, which is 60% more than in the same period in 2020 and this is the highest figure since 2007.

On average, almost 400 villas were sold per day during these first months of the year, an increase of 2.1 percentage points from the average over the past decade. In particular, 77.5% were flats and apartments, and 22.5% were chalets, villas, bungalows and detached houses from all sold property.

Chaletismo trend. This fashion is in line with the growing desire for large open-space houses that has been discovered in the real estate sector in recent months. This is a direct consequence of the numerous restrictions and curfews that were set during the pandemic. However, some real estate experts explain that the pandemic has only accelerated a series of transformations, which have been already happening gradually.

In the past two to three years, there has been a slight increase in interest in single-family houses in Spain, in contrast to the sale and purchase of apartments in high-rise buildings. And the rise of telecommuting or the need for open spaces are ideal catalysts for this change. Fad or trend? There is no answer. But we know there are new habits that will remain, and one of them is choosing a better life quality at home.
