  3. Saving money. A beach house will easily become a favorite place to relax on vacation or weekends. This will reduce the owner's expenses if they would otherwise stay at a hotel or rental apartment. So, a house or apartment on the 1st line can be a profitable investment.
  4. Profit. Another advantage of buying a house by the sea is its long-term profitability. Statistics show that this type of housing is increasingly in demand, especially during the swimming seasons. This means that owners of real estate in Spain on the seashore can earn money by renting it out or reselling at a higher price.

Disadvantages of buying a house by the sea

The disadvantages of real estate on the first line of the sea are:

  1. Low quality. Even though buying a house by the sea has many advantages, not everything is always perfect. A major problem is that this real estate was built during the economic boom so the quality doesn’t always meet buyers’ expectations. It’s often cold and humid in these houses all year round and especially in winter. So owners have to budget enough for heating bills.
  2. High cost. The prices of beach houses are always higher due to the demand by foreign investors. The reason for the high demand is the high rental profits.
  3. Maintenance. A house by the sea has high maintenance costs (repair of facades, windows, air conditioning, and high utility bills).
  4. Tourists. Spain’s beach areas are extremely popular among tourists so local homeowners always prepare for a large influx of summer vacationers.

«Beach» real estate prices

In 2021, the average cost of a house by the sea in Spain was 237,982 euro. This was 0.91% more than 202 at 235,829 euro. The average rent is 751 euro per week and 2.86% more than in 2020.

The depreciation period remains unchanged. In 2021 as in 2020, it was 32 years. Rental profitability increased from 2.48% in 2020 to 2.52% in 2021.

Costa del Garraf (EUR 483,035) is in the first position ranking of coasts with the most expensive real estate in Spain. Costa Vasca (EUR 432,618) and Costa Brava (EUR 371,691) are in second and third place. The cheapest accommodation can be found in Costa de Almeria (USD 116,072), Costa Calida (USD 146,523) and Rias Altas (USD 150,709).

Considering year-on-year changes, the biggest price declines occurred in Costa Vasca (-5.09%), Costa Brava (-3.32%) and Costa Dorada (-2.66%). The highest price increases are typical for Costa Verde (7.59%), Costa del Sol (6.45%) and Costa de la Luz (6.29%). The coast bringing owner’s the largest profit is the Balearic Islands (3.89%).

As in 2020, the Almeria coast (436 euro/week), Rias Baixas (465 euro/week) and Rias Alta (480 euro/week) are the most affordable to rent, while the Balearic Islands (1,705 euro/week), Costa Brava (1,246 euro/week) and Costa del Garraf (11,141 euro/week) remain the most expensive. Real estate rentals rose the most compared to 2020 in Costa Verde (7.08%), Costa de Cantabria (6.90%) and Costa del Sol (6.85%). Rias Baixas (-1.06%), Costa Dorada (-0.69%) and the Balearic Islands (-0.47%) reduced their rent.
