Premium residential real estate market is recovering on the Costa Dorada

The Costa Dorada is gradually recovering from the pandemic and withstands the blows of the emerging economic crisis, relying on the tourist segment and the ever-growing popularity among wealthy buyers, both of Spanish origin and foreigners.

In this region of the country, it is possible to find many elite objects created specifically to meet the needs of the wealthiest buyers. Below are two examples of premium homes that can be found on the Costa Dorada.

You can pay attention to a villa in the small resort town of Koma-Ruga. Its area is 390 square meters, the house is located next to the sea. It has six bedrooms, one of which is a suite, a large living room with a fireplace, a large garage for two cars. All this and much more, not forgetting the picturesque surroundings, will cost the buyer 1.3 million euros.

Another option is a house in the seaside resort of Salou, with an area of 280 square meters with a garden and a plot area of more than 1,900 square meters. It has five bedrooms, three bathrooms, a living room with a fireplace, large windows overlooking the pool. The current price is 2.28 million euros.

In 2022, the premium housing market has become extremely lively in Spain and was able to break many records during this period. According to the forecasts of many market analysts, in 2023, the premium segment of the market in Spain is not threatened by stagnation or recession. Unlike other segments and categories of housing, there is always a great demand for luxury properties and an exceptionally solvent customer base.

Here is a list of some cities that are particularly different this year: Cambrils, Salou, Altafulla, Calafel, El Vendrel, Roda de Bera, Torredembarra and Tarragona. They have the highest demand and there are still enough offers to satisfy it.

Elisabeth Hernandez, Director of development in Catalonia and the Balearic Islands of the real estate agency Barnes, points out that the Costa Dorada is increasingly relying on the sale of full-fledged second homes or «semi-permanent» residences, becoming less dependent on the tourist seasonality of the market.

She also highlights the luxury housing market in Tarragona, pointing out that it is one of the most prominent in Spain and is in the top 15 in terms of the number of luxury properties for sale. It houses 0.6% of all luxury real estate in Spain worth more than 1 million euros.

Esther Diaz, Development director at Infinitum, points out that the main buyers of luxury housing in the region, regardless of whether we are talking about Spaniards or foreigners, are families. At the same time, foreign buyers are more likely to buy housing for more than 1.5 million euros, while Spaniards prefer cheaper options.

According to Idealista, elite in Spain is considered housing at a price of one million euros. Ultra-class starts from 3 million euros.
