In 2021, property prices were different when it comes to selling or renting. Secondary property sales prices increased by 10.1% in June on a year-to-year basis, although with declines in some major capitals, rental prices in Spain fell an average of 5.6%, with more significant declines in major real estate markets.

A new format is now provided for the quarterly data ranking the municipalities with the highest selling prices and rents, as well as the most demanded according to the relative demand analyzed by Idealista / data. For the first time, a ranking of the 100 most expensive municipalities in Spain to buy and rent is presented, which includes the markets corresponding to the wide range of ads on Idealista during the quarter, analyzed in order to conduct a detailed analysis of their prices and demand.

The tourist centers “jet set” and the towns and cities of Barcelona have the highest real estate prices.

In the ranking of the 100 most expensive municipalities in Spain, the city of Benahavis, with elite urbanizations such as La Zagaleta, has the highest average prices, exceeding an average of 1.4 million euros. Calvia in Mallorca also exceeds 1 million euros, while in Marbella, one of the most famous regions of the Costa del Sol, this figure remains at around 914,000 euros.

Other places with a strong tourist character associated with sun and beach holidays on the Mediterranean coast of Spain are among the ten most expensive, from Sotogrande (Cadiz) to Sitges (Barcelona), Javea and Altea (Alicante) or Llucmajor (Balearic Islands), with prices from half a million to 715,000 euros.

Two municipalities in Barcelona metropolitan area, Sant Cugat del Vallés, with an average house price of nearly 600,000 euros, and Castelldefels with 521,400 euros, round out the top ten most expensive cities in Spain.

The first provincial capital on the list was San Sebastian with an average of € 485,500, ahead of Palma with € 437,800 and Madrid with € 410,000. This is followed by Barcelona with € 351,800 and Bilbao with an average of € 295,500.
