The average price of the most expensive houses exceeds EUR 400,000 in the Balearic Islands, Madrid, Gipuzkoa, Malaga and Barcelona

The valuation company Euroval has published a report called «Minimum and maximum housing prices», which confirms that housing prices in Spain continue to show a noticeable territorial spread, regardless of whether the cheapest and most expensive house prices are considered in the purchase and sale market.

According to the appraiser, the average price of the most affordable houses that can be found on the market is EUR 59,560 in Spain, while the highest range of houses for sale reaches about EUR 315,000 in the country. In fact, from 40% to 50% of the offers on the market are on average below EUR 140,000. The remaining 50% of houses are currently being sold for more than this amount.

«It should be remembered that we are talking about all types of real estate being sold, regardless of the size or age of the object, and that new buildings, which obviously cost more, usually account for slightly less than 15% of all transactions», the study says.

The Balearic Islands, Madrid, Gipuzkoa, Malaga and Barcelona have the highest average prices in Spain, which is EUR 400,000. In the province of Madrid, the most expensive houses on the market reach EUR 520,000, and in the Balearic Islands it is about EUR 615,000.

As for minimum housing prices, in seven provinces the average price exceeds EUR 100,000. Apart from the Balearic Islands, Madrid, Malaga and Barcelona, two other Basque provinces, Alava and Biscay, also have the highest average prices. In fact, the highest minimum prices are again observed in the Balearic Islands (EUR 145,000), Biscay (EUR 117,000), Malaga (EUR 115,000), Madrid and Alava (EUR 110,000).
