Valencia is Spain's leader in housing sales per capita

In 2021, the Valencian Community became the region with the highest number of residential real estate sales per capita – 16 transactions per 1,000 people. The national average is 11 transactions.

The secondary market has the same situation: Alicante ranks first place in Spain in the real estate sector with an indicator of 19 points. However, in absolute terms, Alicante falls to third place, and Valencia is in fourth place.

In 2021, 79,743 residential properties were sold in the region. Of this number, 67,968 transactions were for secondary market properties and only 11,775 for new buildings. This puts the region in fourth place in the national ranking after Andalusia, Catalonia, and Madrid. However, there is a significant backlog from the latter.

The above data were published as part of the "Real Estate Statistics Yearbook". The report was prepared by the Association of Registrars of Real Estate, Commercial and Movable Property of Spain (Registradores).

At the municipal level, the highest prices in Alicante were found in Javea, Benidorm, Altea, and El Campello. Castellon include such cities as Benicasim, Peniscola, Oropesa del Mar, and Alcala de Sivert. In Valencia, the cities with the highest price per square meter were Valencia, Paterna, Cullera, and Puzol.

In the commercial real estate segment, prices fell by 2% to 817 euros per m². Prices for industrial premises also decreased by 2% — on average to 331 euros per m².

Some prices are significantly lower than the Spanish average: 1,148 euros per m² in commercial real estate and 416 euros per m² in industrial premises.

Also in 2021, Valencia showed twice as high as the national average, the indicator of demand for housing by foreigners. While the share of foreign nationals among homebuyers reached 10% last year, returning to the figures of 2013, in Valencia, the share of foreigners was about 20%. In this case, Valencia is second only to the Balearic and Canary Islands.

The British, Belgians, Swedes, French, and Germans were the largest categories of buyers by nationality. Once again, Alicante tops the national ranking of provinces, three times higher than the Spanish average of 34%.
