Spain's logistics real property sector could attract €2 billion in investment in 2022

In 2022, the Spanish logistics real property sector will maintain the good pattern of economic development set last year. In particular, experts from the real property consulting agency Knight Frank expect that the sector should receive about €2 billion of investments this year for its further development.

The growing integration of Spain into the Trans European Network – Transport (TEN-T) is among the numerous factors supporting the positive outlook for the sector.

So, last year it was announced that Spain intends to complete the construction of the Mediterranean Corridor high-speed railway by 2026. The project plans to build high-speed rail lines to four regions of the country: Catalonia, Valencia, Murcia and Andalusia.

The very strategic position of Spain is an important factor that makes this country one of the key destinations for investment in logistics real property. Spain ranks seventh among the European countries in terms of attractiveness for investors, behind only such countries as Germany, Poland, the Netherlands, the UK and France.

James Cowper-Coles, Head of Logistics Capital Markets at Knight Frank Spain, explains the situation as follows: “Spain's logistics space and real property is still much sought after as the country properly uses the structural development and infrastructure investment benefits. Like investors, we see great growth potential in the Spanish market. The country has every opportunity to increase its investment attractiveness, surpassing its competitors such as Poland and the Netherlands.”

It is worth noting that the Spanish logistics real property market attracts not only European, but also international capital. International investors see great opportunities in Spain, especially in highly developed areas such as Madrid and Barcelona. However, the developing regions such as Malaga, Valencia and Zaragoza are also gaining popularity.
