A decrease in the influx of foreign buyers slows down the pace of housing purchases in Alicante

In May, some provinces of Spain saw an increase in the total volume of sales and purchases of real estate compared to the same month of 2020, which amounted to 145% on average across the country and increased to 265% in Murcia and 270% in the entire Valencian municipality, especially in the provinces of Valencia and Castelló. However, these figures are not so impressive in Alicante, where sales are slowing down due to a decrease in the influx of foreign buyers. Residential tourism has a great weight in the sales of the province.

In recent months, data on the purchase and sales and the beginning of construction of new housing in the province of Alicante have changed. For example, the predominance of Vega Baja, as the region where the largest number of new housing is being built in the province, has changed after it was the leader for 10 years. The impact of the coronavirus pandemic on the real estate sector was manifested in the first quarter of 2021.

In provinces such as Murcia, Valencia or Castello, the role of the first place of residence was greater than in Alicante, as well as customers living in the country, who are "easier to move by other means of transport other than an airplane". It is quite another thing when a client comes from Madrid, who can easily come to complete a purchase and sale transaction by car, than from Stockholm or St. Petersburg.

However, Provia representatives note that the data can become "true, false or statistics" and that for a broader view of the situation in the province of Alicante, it is necessary to take a look at the data from a broader perspective. "If we choose longer comparison periods, the situation changes.
