Housing Profitability of in Alcorcon remains at 5.5%

Real estate portal Fotocasa has carried out a study entitled “Profitability of Housing in Spain in 2021”. According to Fotocasa Research Director and Spokesperson Maria Matos, “real estate investment has become a haven in the face of the uncertainty caused by the healthcare crisis. Many small individuals decided to invest because they perceive this market as safe after a positive evolution and recovery from the pandemic.”

The profitability of housing in Alcorcon stagnates at 5.5%. It is higher than in the Madrid community, where profitability fell from 5.8% in the third quarter of 2020 to 5.2% in 2021. The development of Alcorcon over the past ten years has been descending. In 2011, it was 4.5%. In 2016, it grew to 5.9%, after four years it fell to 5.4%, and now it is at 5.5%.

The data also shows that buying property for rent in September is 0.6 points less profitable than in 2020 (5.8%).

The return on housing in Madrid in the third quarter of 2021 is 5.2%, which is 0.5 points less than five years ago (5.7% in 2016) and 0.9 points more than ten years ago (4,3% in 2011).

The average return on housing in Spain in the third quarter of 2021 will be 6.4%. It is 1.2 points higher than five years ago (5.2% in 2016) and 2.2 points higher than ten years ago (4.3% in 2011).

Among the large cities in the south of Madrid, Mostoles tops the statistics with a profitability of 6.1%. Fuenlabrada follows with 5.8%, Leganes - 5.7%, and Alcorcon and Getafe close the table with 5.5%.

Leading the table of municipalities in the region, Alcala de Henares has gone from 4.6% to 6.4% profitability in ten years, making it the most profitable city in the Community in the third quarter of 2021.

Spanish capital remains at 4.5%. Below 5% are cities such as San Sebastian de los Reyes and Pozuelo de Alarcon.

In six autonomous communities, profitability is equal to or higher than the average for Spain (6.8%): Region of Murcia (7.9%), Navarra (7.2%), Valencian Community (7.1%), Catalonia (6.6%) ), The Canary Islands (6.5%) and Cantabria (6.4%).
