Opinions of Valencia citizens on the housing issue

Every fourth resident of the Valencia region between the ages of 25 and 65 wants to change their place of residence.

This desire is most pronounced among young people aged 25 to 35 years: 40% would like to move within two years, 33% - from two to five years, and 17% - after five or more years. According to the latest research by the Aedas Homes Observatory, which analyzes trends and assessments regarding the real estate market throughout Spain, only 10% of young people do not want to change their homes.

The study, conducted on a sample of 4,000 people, shows that the intention to move among young people in the region is associated with low levels of happiness (according to the study, rating 6.6) from living in their current home.

“The desire to move to a new house decreases with age, while the level of happiness increases. Thus, 22% of Valencia region residents aged 36 to 50 do not think about changes and assess their level of happiness at 7.2. This percentage rises to 45% among people aged 51 to 65, where the level of happiness is 7.6,” says Jorge Valero, director of data and digital transformation at AEDAS Homes.

When thinking about changing their place of residence, 34% believe it will be easier to purchase if tax breaks are returned, while 28% favour mortgages that finance up to 80% of the value of the property, and 25% are asking for a tax cut.

13% of the region’s residents consider lease with the subsequent purchase of real estate as a possible way to obtain housing ownership. When it comes to renting, 36% already see renting as a full-fledged opportunity to live, which is one of the highest rates in Spain.

In addition, Valencians are among those who rate the quality of their houses best, with an average score of 6.8. Similar figures are recorded in Aragon or the Principality of Asturias. In Castile-La Mancha, the level is higher - 7.

“When assessing the happiness level, people also consider the satisfaction characteristics with their urbanization and the area quality where their house is located. In Valencia, it is 6.5 and 7.5, respectively,” notes Valero.

“Perhaps this aspect could be one of the triggers driving the high level of interest in moving, which could mean that more than 650,000 residents of the Valencian Community want to move in less than two years,” he notes.

High digitalization level

On the other hand, \ houses digitalization level the Valencia region, despite a very low indicator, as in the other analyzed regions, is 3.8 points out of 10, which is higher than in Catalonia and La Rioja. Thus, Valencians claim that they actively use technological equipment in their houses, such as robotic vacuum cleaners, voice assistants or intelligent locks.

In terms of sustainability, 57.7% of residents in the Valencia region are willing to buy a greener house, even if it is more expensive. 13.8% of Valencians are unwilling to pay extra, even though according to the Ministry of Transport, Mobility and the City Agenda, the average house price in the region is 131,259 euros.
