Alicante's leadership in the Spanish real estate market and the most popular areas of the country among buyers

Alicante is one of the most actively growing real estate markets in Spain. In particular, the city holds the leadership in the number of sales of residential real estate for every 100 houses, both from the secondary and primary markets. According to the analysis carried out.

According to the analysis of the residential market conducted by the real estate platform Tecnocasa, there are 3.12 sales transactions for every 100 residential properties on the secondary market in Alicante. This is higher than the average for the autonomous community of Valencia (2.8) and noticeably higher than the national average (2.4).

If we add the results of Castellon and the capital Valencia to the indicators of Alicante, 2.61 and 2.57 transactions, respectively, then the Valencian Autonomous Community ranks second in the country, second only to the archipelago of the Balearic Islands with an average of 2.86 transactions.

High sales dynamics are also observed in other cities of the Valencian community, for example in San Fulgencio, Altea, Teulada and Habia. These cities also have the largest number of properties for sale on the secondary market. Basically, the most successful local markets are the municipalities in the south of Alicante. However, the area of Las Marinas (Alta and Baixa) in the north stands out against the background of other cities of Valencia.

Sales of new buildings show an average of 0.28 transactions per 100 housing units across the country. The community of Valencia in this dimension is also above the national average — 0.32 transactions. And the main driving force is again the province of Alicante — 0.40 transactions.

At the same time, according to the Tecnocasa report, the local markets with the highest sales dynamics are Pilar de la Horadada (1.10) and Orihuela (0,90). Both districts are located in Vega Baja. Also worth noting is El Campello (0.80) in the Costa Blanca.

The excellent condition of the real estate market in Valencia is also confirmed by the data of the General Council of Notaries. According to them, in July last year, the volume of sales of residential real estate in the Autonomous okrug increased by 8.9% in annual terms, which became one of the highest indicators in the country. For comparison, the national average was only 3%. In the future, from quarter to quarter, sales figures only continued to increase.
