Extremadura and Castile-La Mancha are the regions with the cheapest housing prices

In 2021, there were 564,569 housing deals in Spain. This is 34.5% more than in 2020. The Association of Registrars in the "Yearbook of Statistics of the Real Estate Register for 2021" presented this data. Castile-La Mancha was the second cheapest region in the country for housing prices, and Extremadura became the first. The average cost of a housing unit at the end of the year was 81,102 euros in Extremadura, and 97,465 euros in Castile-La Mancha. Murcia ranked third with prices slightly above 102 thousand euros.

There were 452,005 sales in the secondary housing market in 2021. This is 34.6% more than in 2020. The primary market had 112,564 transactions, which is 34% more than at the end of 2020.

The average price for a house in Spain in 2021 was 179,887 euros. Four autonomous communities exceeded the national average. The Balearic Islands are the most expensive region among them, and on average you will have to pay over 311,000 euros for housing here.

In Madrid, the price per housing unit fluctuated around 291,000 euros, while in the Basque Country the average price was about 246,700 euros. In 2021, the cost of housing in Catalonia was also higher than the national average: the average real estate price was 212,145 euros.

In 2021, the trend that began during the pandemic continued: homeowners sought to expand their homes. 52.5% of last year’s sales were for real estate of over 80 m2. In 2020, this figure was 52.2%.

Apartments of 60 to 80 m2 in Spain in 2021 accounted for 28.1% of all such transactions, and apartments of 40 to 60 m2 – 16.2%. According to the Spanish real estate registry, only 3.3% of the apartments purchased had an area of less than 40 m2.
