
Despite the fact that Cadiz is often called one of the best places to move in Spain, not everyone can afford it. Thus, data from the Global Group, which provides consulting and real estate valuation services, indicate that Cadiz became the most expensive provincial capital of Andalusia in 2022. The data was collected by Global Analytics based on Global Valuation data on houses and residential complexes.
At the end of last year, the price per square meter of living space in the city exceeded 2,250 euros. This, according to the Idealista portal, is an extremely far indicator from the lows of 2016 with a square meter for 1,900 euros. The closest competitor of Cadiz in the community is Malaga with a price per square meter in the region of 2,220 euros. Next are: Seville (1,990 euros), Granada (1,765 euros), Cordoba (1,405 euros), Almeria (1,250 euros), Jaen (1,155 euros) and Huelva (1,120 euros).
Rent has also increased in recent years, reaching the mark of 10 euros per square meter. At the same time, Cadiz turns out to be not the most attractive city for investors. The annual yield here barely exceeds 5%. Specifically, we are talking about a 5.05% yield. Huelva leads in this indicator with 7.76%. Almeria (7.31%), Jaen (6.48%), Malaga (6.25%), Seville (6.16%), Cordoba (6.14%) and Granada (5.44%) also promise higher income.
According to Robert Ray, CEO of Global, the indicators of housing construction rates in the region for 2022 showed good growth. However, this is still not enough to overcome the deficit and meet demand, and therefore prices continue to rise further. Along with this, profitability will fall in the busiest cities, such as Cadiz.
