In this article, you will learn about the best Spanish regions with comfortable temperatures where there is no sweltering heat or frost in winter.

Malaga

In Malaga, you can comfortably spend winters without needing even a thin coat. The average air temperature in the colder months is about 20°C. The weather is perfect for enjoying a good meal by the sea. Chiringuito and other restaurants on the beach cook traditional dishes of the region such as espeto or sardines, which are cooked on coals. We recommend visiting a real tropical paradise - the gardens of Finca de la Concepción. It is possible to live in this resort all year round if you choose Malaga.

House prices and changes in their value are significant factors. However, it is equally important to study the market in terms of affordability. For your convenience, we will consider three large areas on the coast of Malaga.

Aharkia Coast ‒ Costa del Sol

Velez-Malaga, Torrox, Nerja, and Rincon de la Victoria are the most popular resorts on this coast. There is currently no new construction here. If you choose real estate, there are only a small number of secondary market offers. However, there is some good news: over the past 12 months, experts have noted the market’s stabilization in this area so several offers are always available to buyers.

The coast from Torremolinos to Mijas

It is not worth looking for new buildings on the real estate market - they simply do not exist. However, you can still find a suitable option for secondary housing. The market here has a shortage of offers so you may need more time to search for housing if you choose this part of Malaga.

The coast from Marbella to Manilva

This is also part of the coast in the province of Malaga where similar to Marbella, Manilva and Estepona, it is not replete with new buildings. Nevertheless, the secondary market is stable and there are always available but limited offers.

Canary Islands

Although the Canaries are known as an archipelago where the summer heat lasts almost all year round, the climate on all the islands is significantly different. Fuerteventura and Lanzarote are 2 islands in the archipelago where the temperature in winter is very comfortable.

There have always been very few available properties in the Canary Islands and over the past 12 months, the number of offers has decreased by another 10%. There is a shortage of new buildings on both islands. Choosing a new house is best on Playa Blanca (Lanzarote Island). In other parts of Lanzarote as well as Fuerteventura as a whole, most offers are for the secondary housing sector. There are no ongoing or new construction projects on the islands, meaning an increased housing shortage in the future.

Melilla

Melilla is an autonomous city in Spain on the African coast. In winter, the climate here is warm with slight precipitation. Interestingly, it rains more often in Melilla in summer than in winter. The temperature in the winter months does not fall below 25°C.

Real estate offers in Melilla

In the last few years, housing prices in the city of Melilla have increased by 1.2% year-on-year. In the last quarter of 2021, the average price per square meter in Melilla was EUR 1,758.

Ceuta

Ceuta is a semi-enclave in Spain on the northern coast of Africa, opposite Gibraltar. Winters in Ceuta are slightly cooler than in Melilla but warm enough to give shelter from the bad weather in the northern part of the country.

Real estate offers in Ceuta

According to the results of the last quarter of 2021, the average price per square meter of housing in Ceuta was EUR 1,807 or 15.1% less than the historical maximum recorded several years ago in the city.

Alicante

Alicante is a province and city of the same name in the southeast of Costa Blanca. The city is beautiful at any time of the year. Even in the colder months, you can do water sports such as windsurfing or diving. A walk along the shores of San Juan, Postigueta or Albufereta is a good option for daily leisure.

The real estate market is dominated by secondary housing although the number of offers is somewhat limited. This trend has been ongoing since 2008 and will not change in the near future.

Huelva

Huelva has some of the warmest winters on the Costa Occidental. You can participate in sports and spend time outdoors visiting parks, getting acquainted with wildlife or relaxing on the coast.

When choosing housing on this coast, it is worth considering that most of the offers are secondary housing. The new construction sector has been experiencing a shortage for 12 months. However, there are some exceptions.

First, in El Rompido, a small area on the Piedras River, family cottages are being built.

Second, it is worth considering part of the coast between Mahagon and Islantilla. New construction started more than a year ago and is currently being completed. It is worth paying special attention to Isla Canela, the resort of Huelva, where improved residences are being built. These are small houses with an area of 70 to 100 square meters but of higher quality than previous properties.
