The growth rate of residential property sales in Murcia was half the national average

The number of residential real estate sales in Murcia in March 2022 increased by 8% year-on-year and reached 2,369 transactions. The average price per square meter is 961 euros. This is the fourth-lowest figure in Spain, according to the country's General Council of Notaries.

The growth in the number of housing sales was almost twice lower than the national average. It rose by 15.5%, and the average price reached 1,583 euros per sq. m.

As for the indicators of individual types of real estate, sales of apartments (flats) in Murcia increased by 7.3% year-on-year. 1,555 properties were sold. On the other hand, sales of private homes grew by 9.3% year-on-year to 826 properties.

Apartment prices increased by 3.9% year-on-year, reaching 950 euros per sq. m., and prices for private houses "soared" by 24.5%, and their average price increased to 978 euros per sq. m.

At the national level, housing sales increased in all autonomous communities of Spain, except for Navarre and Baskonia. In the last two cities, annual sales fell by 11.9% and 7.4%, respectively.

The largest increase in real estate transactions was in the Canary Islands (+44.9%), Cantabria (+29.2%), Andalusia (+23%), Castile-La Mancha (+21.8%), the Balearic Islands (+21.4%), and the Valencian Community (+21.3%).

At the national level, the price per square meter rose by 9.3% year-on-year. In 13 autonomous communities, there was an increase in prices for residential property. The remaining four communities, on the contrary, showed a decrease.

The growth rating, in descending order, is as follows: Balearic Islands (+24.5%), Navarre (+17.3%), Madrid (+16.7%), Galicia (+15.7%), Valencia (+14.4%), Castile and Leon (+14.3%), Andalusia (+13.7%), Cantabria (+12.6%), and the Canary Islands (+12.3%), as well as Murcia with its 11.7% growth.

The decline in the remaining four communities is as follows: Extremadura decreased by 1.3%, La Rioja and Baskonia declined by 0.9%, and Castilla-La Mancha — by 0.8%.
