The best areas of Seville for May 2022 for buying and investing in residential real estate

Changing one’s place of residence is always an extremely important decision and not something that can be taken lightly.

There may be many reasons for gaining more independence, changing the environment, or perhaps making work easier. But whatever the reason for moving, before we start looking for a future home, it would be nice to decide which area deserves the most attention. Seville could be a good choice.

ABC Seville decided to present the best areas for investing and buying housing in the region, according to the results of May 2022.

New residential area of Santa Clara

The eastern part of Seville has been and remains the foundation and axis around which the growth of the local market is formed.

Santa Clara in San Pablo Santa Justa is one of the wealthiest in the city and competes for leadership with Porvenir Tabladilla. Santa Clara leads, at least in average household income.

The area appeared in the XX century, when it became home to many Americans, especially soldiers who worked at nearby military bases. Thanks to this consumer base, a modern suburban district was created, which took a leading position in the region.

Today, about 8,000 people live in the area. It is very quiet, has excellent infrastructure, Santa Justa metro station, airport, bus service, and many green spaces. And this is despite the great distance from the city center. In addition to villas in the area, there are residential complexes with spacious apartments and new elite houses with amenities like a swimming pool and a private garage. The place is ideal for families with children.

Everything is at hand in Nervion

Nerpione was formed as a peripheral district in eastern Seville, but today it has become the geographical center of the Andalusian capital. The area is privileged and rich.

Nerpione’s privileged position is based not only on its proximity to the stadium of the local football club but also on its excellent infrastructure and communications – with the subway and many public transport lines. There are many amenities, public places, entertainment, and other establishments for shopping and leisure.

Today, about 16,000 residents live in the district. Various schools and colleges are available for their children. There are amazing places like "Nervión Plaza", as well as busy and noisy avenues that contrast with quieter neighborhoods inside the quarter.

In Nervion, high residential complexes and offices are gradually giving way to numerous semi-detached (for two families) and private houses.

Residential district near the center — El Porvenir

It was mentioned earlier that El Porvenir is the richest in Seville. This can easily be seen by paying attention to local residential complexes and spacious villas. The district connects the southern part of the city with Maria Luisa Park and the city center.

Pormenier’s design began with preparations for the 1929 Ibero-American Exhibition, and it bears traces of the works of such outstanding architects as Juan Talavera and Aníbal González on local streets and houses. The spirit of the local original architecture created by these masters has been preserved even in modern villas and high-rise residential complexes.

Triana is more than just an image for beautiful postcards

If you cross the river, you can get to the old suburb of Seville — Triana. Triana is one of the most popular tourist areas of the city, especially considering its proximity to the center of Seville and such iconic places as the Isabella II Bridge, the small chapel of Carmen and Virgen de la Esperanza.

But Triana is a place much more than just a source of landscapes for photos and attracting tourists. The area of the district, which reaches the western border of the city, opens up the opportunity to buy both expensive housing in the city center and to purchase real estate at lower prices in the neighborhoods next to the "Ronda de Triana".
