The new elite residential project in La Moraleja: 188 houses and 18,000 square meters of green and communal areas

Amenabar, a Spanish Basque real estate developer, is launching a new project in La Moraleja, one of the most expensive residential areas in Madrid and Spain in general.

The new residential development "The Garden — La Moraleja" includes 188 luxury three-, four-, or five-bedroom houses. Each unit has a large terrace and a private garden.

18,000 sq.m. of green areas and public places will be equipped with 2 outdoor swimming pools, a gym with an outdoor space, a sauna, a spa, a gastronomic lobby, a recreation area with a gazebo, and a kids club with a terrace, slides, and zip-lines. On average, houses have a living area of 170 sq.m. and their prices start at 636,000 euros.

"The Garden — La Moraleja" is the second project launched by the company in this luxury urban area. It is located in the municipality of Alcobendas. The project was announced less than a year after the successful sales of "El Jardín de La Moraleja", designed by a team of F&G Arquitectos specialists.

Amenabar explains: "The architectural design includes buildings in multiple configurations: the ground floors provide access to big terraces and gardens of up to 315 sq. m. They extend landscape spaces, including bush hedges, holm oak trees, cherry trees, and cypresses. The top two floors also have terraces of up to 70 sq.m. Penthouses have terraces with an area of up to 160 sq.m., designed as the interior extension of the house. At the beginning of construction, buyers who purchase residential units on the ground floor or a penthouse have the opportunity to include a swimming pool in the building plan".

At the same time, the interiors are designed using high-class materials with an emphasis on strong natural light and ventilation provided by large windows. Buyers of properties will be able to choose alternative construction options and make other changes to the interior during the construction process.

The company prioritizes sustainability and energy efficiency and plans to meet the A level in these categories and earn the Breeam seal of quality. The residential community is situated close to two golf courses, the "Plaza de La Moraleja" and "El Bulevar" shopping centers, and several private schools.

According to Amenabar, the project will be adapted to the demands according to the post-COVID requirements.

The real estate developer claims: “There is a change in the search criteria for new housing among buyers due to the transformation of people's lifestyles after the pandemic. Currently, the housing demand gravitates toward spacious houses with a full range of amenities, sufficient for a large family. Because of limited living space, houses in central areas become less popular.”
