Murcia has entered the top areas with cheap real estate

Murcia district has become one of the most inexpensive autonomous communities in terms of housing prices (1,071 euros per square meter). Only Extremadura is cheaper with 940 euros per square meter.

From this point of view, prices for secondary housing in Murcia fell by only 0.1% in January. As for the provincial capitals, the city of Murcia also ranks second with the lowest house price. It is 1,068 euros per square meter. Lleida takes the first place with 1,035 euros per square meter, and this is the lowest figure in the country.

Autonomous communities

During January, prices decreased in 9 Spanish areas. Navarre leads the fall (-2%), followed by Galicia (-0.7%), Castilla La Mancha (-0.6%) and Extremadura (-0.5%). This is followed by the Valencian Community, Asturias and Castile y Leon (-0.2% in three areas), the Balearic Archipelago and Murcia (-0.1% in both cases).

The opposite situation is noted in other areas. Prices rose in the Madrid Community (1%), Aragon (0.6%), the Canary Islands (0.4%), Cantabria (0.2%), Catalonia, Andalusia and La Rioja (0.1% in all three areas). In the Basque Country, prices have not changed over the past month.

The Balearic Islands with 3,353 euros per square meter are the most expensive autonomous region, followed by the Madrid Community (2,967 euros per square meter). This was the highest price.

At the very bottom of the list are Castilla La Mancha (874 euros per square meter), Extremadura (940 euros per square meter) and the region of Murcia (1,071 euros per square meter), which are the cheapest areas in Spain.

Provinces

The largest drop occurred in Navarre (-2%), followed by Teruel and Castellon (-1.4% in both provinces), Albacete (-1.3%) and Toledo (-0.8%).

Positive dynamics was noted in the provinces of Huesca and Madrid (1% in both cases). It is followed by Lleida and Zaragoza (0.7% in both provinces).

The Balearic Islands have once again confirmed its position as the most expensive province to buy real estate (3,353 euros per square meter), ahead of Gipuzkoa (3,204 euros per square meter). It is followed by Madrid (2,967 euros per square meter) and the province of Barcelona (2,698 euros per square meter).

Ciudad Real is the cheapest province with a price of 766 euros per square meter. This is followed by Cuenca (798 euros per square meter) and Toledo (817 euros per square meter).

Provincial capitals

The most pronounced decrease occurred in Cuenca and Teruel — both capitals showed negative dynamics (-1.8%), followed by Huelva (-1.1%) and Soria (-1%).

At the same time, Girona is the market where prices rose the most in January (3%), followed by Ceuta and Palma (1.7% in both cases), Segovia, Madrid and Ciudad Real (1.2% in the three capitals).

In contrast to the growth in Madrid (1.2%), Barcelona prices remained unchanged. If we consider the dynamics for the year, prices fell by 1.3% in Barcelona and rose by 1.6% in Madrid.

San Sebastian is the most expensive capital city in Spain with a price of 4,967 euros per square meter. Followed by Barcelona (3,931 euros per square meter) and Madrid (3,744 euros per square meter).

Lleida is the cheapest capital with its 1,035 euros per square meter, followed by Murcia (1,068 euros per square meter) and Avila (1,081 euros per square meter).
