Lleida is the most affordable city for living in Spain

Lleida is the capital of the province of Lleida and provides the cheapest residential property for sale in Spain. In April 2022, the average price per square meter in the city was 1,065 euros. This is reported by Idealista, the real estate portal, in the latest report about the residential property price index in the country.

The second cheapest metropolitan city in Spain is Murcia, with an average price of 1,080 euros per square meter. Murcia is followed by Avila with a price of 1,082 euros per sq.m.

On the other side, San Sebastian has become the leader among the most expensive cities for buying a house. The average price is slightly above 5,000 euros per square meter. Barcelona takes the second place with 3,909 euros per sq.m. Madrid closes the top-3 with a price of 3,815 euros per square meter.

The most expensive and the most affordable autonomous communities of Spain

If we consider the average price level for residential real estate in the autonomous communities of Spain, then the Balearic Islands will be the most expensive community. The average price is 3,353 euros per square meter in the region. The Balearic Islands are followed by the Autonomous Community of Madrid, the Basque Country, and Catalonia — 3,013, 2,800, and 2,440 euros per sq.m. each.

On the opposite end of the spectrum, Castile-La Mancha is among the leaders of the most affordable communities, with the average price of 897 euros per square meter. It is followed by Extremadura (956 euros) and Murcia (1,103 euros).

Housing unit have become a status symbol

In general, in Spain, prices for second-hand housing continue to grow. By April 2022, they grew by 1.6% on average on a monthly basis and reached 1,874 euros per sq.m. This is the highest monthly increase in value since August 2020.

In addition to the information above, in April, housing prices were 3.4% higher than in April 2021. It is only 9.8% below the historical record.
