Realtors predict 550,000 annual home sales between 2022 and 2025

The Spanish Real Estate Association Personal Shopper (Aepsi) assumes 550,000 annual home sales in the period 2022-2025.

According to Aepsi forecasts, by the end of 2021, the number of home sales in Spain may reach 450,000. According to Aepsi President Iñaki Unsain, after 2020, full of uncertainties and restrictions, vaccination and the forecast of economic growth for this year, which, according to experts, will be about 6%, gave hope to the real estate market in 2021. "Domestic demand and economic recovery will be key factors for the recovery of the sector," says Unsain.

In the first six months of this year alone, the volume of transactions reached the highest level since 2008, amounting to 267,700 transactions, according to statistics processed by INE.

On the other hand, realtors evaluate the steady growth in the value of real estate over time and come to the conclusion that this is the best time to buy a house. This theory is shared by economists, consultants and real estate agents who believe that prices will gradually increase in the short and medium term.

Major cities and the Mediterranean coast, such as Andalusia, Valencia, Catalonia and Madrid, are among the most preferred areas for future buyers, especially international investors, as they account for more than 30%.

In the next four years, buyers will prefer more environmentally friendly homes, and energy certification of type "A" or "B", according to the Association, will prevail, and open spaces will also continue to play an important role.

According to Unsain, remote work has created new habits and needs among buyers who are now looking for real estate located in residential and peripheral areas. In addition, changes in the lifestyle of society have led to the fact that today, when searching for a new home, such external elements as terraces or gardens are considered a priority.
