Over the past year, housing prices in the autonomous community of Murcia have increased by 5.04%

In April 2022, the average price level for secondary market housing in the autonomous community of Murcia was 1,075 euros per sq.m. The result of April is 1.13% higher than that recorded in March this year. And thus, Murcia ranks at the rate of price growth in Spain. In annual terms, growth in Murcia reached 5.04%, which places the region in fourth place in the country in terms of growth rates.

Data on the real estate market of Murcia for April were presented in the monthly report on real estate prices of Pisos.com.

According to available data, Murcia took the third place in the ranking of the cheapest autonomous regions of Spain for buying real estate. The region was second only to AC Extremadura and Castile-La Mancha, which showed prices at 791 euros per sq.m. and 837 euros per sq.m. respectively.

If we turn to the indicators of the secondary housing market in Spain, in April 2022, an increase in the average price level for such real estate was recorded to 1,906 euros per sq.m., or by 0.72% on a monthly basis and by 4.85% on an annual basis.

Over the past month, Murcia, the capital of Murcia, showed a 2.94% price increase, topping the national ranking. In annual terms, the growth of Murcia (the city) was 9.76%, which places it in fifth place in the ranking of cities in Spain with the most actively growing prices.

On the other hand, in April 2022 in the capital of Murcia, the price per square meter was 1,316 euros, which puts it in 11th place among the cheapest Spanish capitals.

Due to the high growth in energy prices, inflation in Spain has reached record high levels, which naturally affects the residential real estate market. However, this effect of inflation is much more restrained than in some other areas of the Spanish economy.

Ferrand Font, Head of Research at Pisos.com, indicates: «Although, buying a property on the secondary market today will cost more than a year ago, the price growth for it is lower than the general price index in Spain».
