Barcelona Tops Spain's Rental Yield Rankings at 7.4%

Global Property Guide's first-quarter 2026 figures put Spain's average gross rental yield for apartments at 5.45%. Barcelona came out on top among the cities surveyed, at 7.40%, well above the national average.

The logic is simple: yields climb where rental demand is strong and buying in is still relatively affordable. Barcelona ticks both boxes, with steady demand from students, expats and the tourist segment, and purchase prices that have not caught up with, say, Madrid.

The figure matters alongside the INE data above. Spanish home prices are climbing at a double-digit pace, yet yields have not slipped, which suggests rents are rising in step with purchase prices rather than falling behind them.

For investors, it is one more reason to look beyond the coastal resort towns toward Spain's larger cities, where returns come from steady, year-round demand rather than a seasonal tourist wave.
