The price per square meter in Navarre is set at €1,911, which is the fifth indicator in Spain

The price of housing in Navarre remains high, according to the Valuation Society, and is €1,916 per square meter, closely behind the Autonomous Community of the Basques, where it increased by 0.3% to €2,762 per square meter in June this year.

The Basque country is still the most expensive autonomous community on the coast of Cantabria, ahead of Navarre, Cantabria (€1895), Galicia (€1634) and Asturias (€1601).

As for the provincial capitals with the highest average prices in the northern, these are the three Basque capitals. The most expensive ones are:

  • San Sebastian with €3646 per sq. m
  • Bilbao with €2685 per sq. m.
  • Vitoria with €2,202 per sq. m.

The capital of Guipúzcoa also ranks third for the highest prices in Spain, behind only Barcelona (€4,501) and Madrid (€3,682).

The price of rented housing in Spain fell by 3.5% in the second quarter of the year, to €10.44 per square meter per month, according to the real estate portal Fotocasa. The website notes that this is the first time in the last five years that an annual decrease has been recorded over this period. In addition, compared to the previous quarter, the rental price decreased by 0.1%.

In January 2021, the portal for buying and renting housing has found the first stop in the annual increase in prices for rented housing after 66 months of chain extension, from August 2015 to December 2020. However, it was only in February of this year that the price began to fall, for the first time by 1.7%, starting a series of annual declines before reaching 3.5% in June of this year.

Among the largest decrease compared to the previous quarter, the most pronounced adjustments correspond to:

  • Navarre (-1.5%).
  • Madrid (-0.9%).
  • Andalusia (-0.4%).
  • Basque Country (-0.2%).

As for price classification by region, the rental of housing per sq. m. per month reaches:

  • Catalonia – €13.79 euros.
  • Madrid – €13.78 euros.
  • Basque Country – €13.09 euros.
  • Balearic Islands – €11.43 euros.
  • Navarre – €10.05 euros.

According to Fotocasa, these statistics demonstrates a change in the market trend caused by the pandemic, which will continue for the time being.
