The cost of residential real estate in the secondary market of Talavera is close to 800 euros per square meter

Secondary market housing prices in Talavera Municipality continue to grow slowly but steadily. The recovery of the construction sector and the real estate market at the national level after the pandemic has not spared the housing of Talavera. Today, the Spanish real estate market is facing new challenges related to the global economic crisis, but Talavera, so far, retains the strength for stable growth.

It is worth referring to the market data provided by the Idealista real estate portal. In annual terms, the average price index in the secondary housing market in Spain increased by 5.1% by the end of October 2022, to 1,910 euros per square meter. On a monthly basis, from September to October, the growth was 0.9%.

In comparison, Talavera showed growth rates noticeably higher than the national average, although in absolute terms they, of course, still have enough space for growth. Specifically, by the end of October, the prices of secondary housing in the municipality increased by 6.5%, to 794 euros per square meter. Monthly growth was 1.4%, and quarterly growth was 1.9%.

The growth of the local market is slow but steady. As mentioned above, there is still enough space for Talavera residential real estate to increase prices. Local housing still has a long way to go to reach its peak in 2009, when a square meter in the municipality cost 1,553 euros. Nevertheless, the current indicator already holds the title of the highest price in the last 7 years.

Idealista data also provides information on the cost of housing in certain areas of Talavera. So, in October 2022, Hospital and Nuevo Centro became the most expensive districts of the municipality. Prices in them reached the level of 1,067 euros per square meter, showing an annual increase of 8.4% by October 2021. The districts of Centro and El Corte Inglés were also noted, which, although noticeably cheaper than those mentioned above, showed the largest relative growth — 19.7% in annual terms. At the end of October, the price per square meter in both districts was at the level of 800 euros.

The historical center of Talavera is the third district of the city in terms of the high cost of the secondary housing market — 816 euros per square meter with an annual growth of 11.6% by 2021. The districts of Tres Olivos and La Piedad also show significant growth and prices — 4.4% in annual terms and about 760 euros per square meter.
