Salamanca real estate companies look to 2022 with cautious optimism

In October, good real estate sales figures were again registered in Salamanca (274 transactions). The annual figure reached 2,584 transactions, which is the best indicator in more than a decade since 2010. It inspires some optimism in the sector with a prospect for 2022.

«The dynamics are good and there is hope that the trend will continue next year», says Javier Tamames, President of Aconsa, a construction industry employers association.

Manuel Prieto, President of Aescon, points to the pandemic as the main risk for the real estate market at the moment. «We have had good sales for several months now, but we are in such an abnormal situation that it is risky to predict where the market may develop», he says.

Prieto also points out that one of the factors playing in favor of increasing the number of transactions is related to the concept of real estate as a reliable investment. «After the crisis of 2007, prices fell, so now it is more profitable to buy an apartment for sale or rent», he says.

Valentin Rodriguez, President of Salamanca, agrees with Prieto's position. «Taking into account the interest paid by banks, the rent for one month already brings more profit», Rodriguez emphasizes. «I think that if the pandemic does not worsen, then at least the first quarter will be good», he assures.

All experts agree that the current rise in transactions is not like the «boom» of real estate that the whole country experienced at the beginning of the 21st century. In fact, this is not bad, as it could provoke a new crisis.
