Revival of the real estate sector in Burgas: what do analysts say?

The real estate sector is obviously experiencing a second renaissance in Spain and in Burgos in particular. This is evidenced by the data provided monthly by INE. The information reflects a clear upward trend, which not only has not changed as a result of the health crisis, but, as it can be seen, has also firmly entrenched.

In fact, in September last year, 549 housing sales were registered in Burgos, which has not been observed since the real estate bubble burst. Even in September 2007 there were no such indicators as in September of this year.

However, these figures should be «contextualized». Oscar Ortega Delgado, a representative of Employers' Association in Burgos notes that sales and purchase transactions are included in INE statistics. In other words, the operations performed correspond to the processes started many years ago, which are now just officially taken into account.

In this sense, Ortega assures that the upward trend in the market began to be seen four or five years ago. It was then that the appearance of tower cranes again became noticeable in the city, mainly in the S3 and Villimar areas. It is this area that is currently showing the best dynamics: several projects are underway and real estate will be commissioned in the next few years.

In this regard, it should also be noted housing construction, which has already begun on the site of the former artillery barracks, next to the Park of Poets. Currently, when 337 units are under construction, the vast majority of which have already been commissioned. This is the largest housing project being implemented in the city. In a few years, when it is put into operation, this month will also be shown in statistics.

The representative of Employers' Association admits that the sector is currently experiencing a good moment. The real estate sector has not suffered from the consequences of the pandemic and even maintains a «cruising speed» of movement. Perhaps, this trend also exists because the real estate market is a sector with medium- and long-term dynamics.
