Quiet towns of Gipuzkoa for a comfortable life and for little money

Although Gipuzkoa tops the ranking of the most expensive regions of the Basque Country, there are several cities on its territory where you can buy a house for less than €1,600 per square meter. With an average indicator for the province in May 2022, the price of housing was above €3,200 per sq.m.

The Basque residential real estate market has remained and continues to be one of the most expensive in Spain. Only Madrid and the Balearic Islands bypass this region in the high cost of housing. In the first case, the buyer will have to pay about €3,250 per sq.m., and in the second case — €3,370. At the same time, in May of this year, Gipuzkoa grew by 3.02% in annual terms, which is a significant indicator, but also not the highest in the country. The province was second only to Alava, where the annual growth was 5.51%.

According to the cities of Spain, San Sebastian, the capital of Gipuzkoa, had the highest rates of housing prices. According to the real estate portal report "Pisos.com", it was San Sebastian that became the most expensive city in the country in the middle of the second quarter of 2022. In May, prices on the secondary housing market in the region reached €5,740 per square meter — a 7.2% increase in annual terms. This price is much higher than the competitors of Vitoria and Bilbao in the Basque Country, reaching €2,710 and €3,460 per square meter, respectively.

Although in many cities of Gipuzkoa, it is difficult to find houses on the secondary market at prices below €2,500 euros per sq.m., but they do exist. Moreover, in the local market, it is possible to find high-quality offers for €1,000 per sq.m. The latter are few, but some are available in the comarca of Urola-Kosta, the city of Azkoitia.

In a city with a population of just over 11,650 people, the average price for secondary market housing in May was about €980 per sq.m. This figure is the lowest in the region, according to Pisos, but shows an annual price increase of 15.52%, the largest in Gipuzkoa in the last 12 months.

The neighboring town of Azpeitia, located 4 kilometers from Azkoitia, no longer shows such an impressive price increase (only 2.47%), and the average bar is €1,870 per square meter. The town is extremely sparsely populated, with about 4,000 residents.

Other interesting destinations in Gipuzkoa

In Alto Deva, one of the 7 comarcas in the province, there are 2 more cities for buying housing. You can purchase a home for less than €2,000 per sq.m.

First of all, it is worth noting the city of Bergara, which has a population of almost 14,600 people and a remarkable history, in the past the industrial center of the province. By the end of the first half of the year in Bergara, it was possible to find housing on the secondary market for only €1,550 per sq.m., which is 25.66% cheaper than a year earlier. However, the second city of Alto Deva, Onyate, offers quite favorable conditions. With an annual price decrease of 13.83%, by the end of the second quarter, the average price per square meter of housing was €1,720 euros.

The comarca of Bajo Deva showed an increase in prices over the past year, however, in cities such as Eibar and Elgoibar, housing prices were still quite low. In the secondary market of Eibar, it was possible to purchase a house for around €2,245 per sq.m., and in Elgoibar – for around €2,060 per sq.m. Over the past 12 months, Eibar has increased in prices by 7.07%, and Elgoibar has fallen by about the same indicator of 7.62%.
