In 2022, the primary real estate market of Aragon, the market of new buildings, surpassed the sales levels of previous years, even though the average prices in the region increased by 3% over the year. Due to the extremely high demand for new real estate, residential first of all, the past year has been an extremely positive period for the modern market — says Luis Alberto Fabra, Director of the Department of Real Estate Market Research at the University of Zaragoza.
New buildings attract buyers with the characteristics that existing real estate sold on the secondary market is not able to provide. We are talking about energy efficiency, environmental friendliness, modern materials and communal infrastructure, elements that contribute to reducing operating costs, terraces and a large area.
The Aragon market report for the third quarter of 2022 indicated that more than 4,500 residential buildings were sold during this quarter, which is the best result since 2007. At the same time, the market of new buildings as a whole showed the largest quarterly growth among other market segments.
New construction projects in 2023
In the current 2023, market experts predict the continuation of the sector's growth rates achieved last year, since the general economic downturn associated with the global crisis in the global economy, by all indications, has a negligible impact on the demand of buyers of new real estate. Perhaps the relative growth figures will not be as extraordinary as they were in 2022, they will still remain significant.
Representatives of Grupo Plaza 14, one of the leading developers in Spain, explain that currently new real estate, new housing, is being designed taking into account the practical zero overconsumption of energy, which allows you to save up to 65% on operating costs compared to old housing. In this way, manufacturers meet the key demand requirements for environmental friendliness and energy efficiency today.
It is emphasized that energy efficiency is achieved immediately by a range of different tools that work both with the fundamental structure of real estate and with external framing. Modern methods of thermal insulation, mechanical ventilation systems and facade ventilation, sound insulation and air purification systems are being introduced. All this, of course, is difficult to implement in old real estate, so consumers have no choice but to come to the market of new buildings.
Adarve Residencial — an example of modern housing in Zaragoza
One of the nearest construction projects to be completed in 2023 in Zaragoza is the Adarve Residencial. The first stage of facilities under the project should be completed at the beginning of the year.
