Most affordable Spain’s municipalities to buy a home

Buying a home can be a real challenge due to high property prices. Today, only 13 municipalities in Spain have prices below 450 euros per square meter.

Idealista.com property portal has compiled a list of municipalities with the cheapest properties. Eight of the ten most affordable areas are located in Castile La Mancha, the rest are in Castile and León and Andalusia:

  1. El Carpio de Tajo (Toledo): a square meter costs an average of 304 euros.
  2. Barruelo de Santullán (Palencia): a square meter costs an average of 383 euros.
  3. Cebolla (Toledo): a square meter costs an average of 401 euros.
  4. Almadén (Ciudad Real): a square meter costs an average of 407 euros.
  5. Herencia (Ciudad Real): a square meter costs an average of 412 euros.
  6. Mota del Cuervo (Cuenca): the average price per square meter is 416 euros.
  7. Malagón (Ciudad Real): a square meter costs an average of 426 euros.
  8. Horcajo de Santiago (Cuenca): a square meter costs an average of 432 euros.
  9. Torralba de Calatrava (Ciudad Real): a square meter costs an average of 438 euros.
  10. Puerto Serrano (Cadiz): a square meter costs an average of 439 euros.

Outside the top 10, there are three other municipalities with square meter prices below 450 euros:

  • Portillo de Toledo (Castile La Mancha) with 441 euros per square meter.
  • Carrión de Calatrava (Castile La Mancha), where apartments cost an average of 445 euros per square meter.
  • La Pobla Llarga (the Valencian Community), where prices are 448 euros per square meter.

Prices by region

In its study, Idealista also mentions the most exclusive locations in each of Spain's 17 autonomous communities. According to it, there are options below 500 euros in Galicia and this autonomous community has the cheapest municipality of Covelo in the province of Pontevedra, where average square meter prices come in at 489 euros.

The most expensive region is the Balearic Islands, where the average price is 1,173 euros per square meter in the cheapest municipality (Petra), followed by Tanke (Santa Cruz de Tenerife) with 907 euros and Carranza in Vizcaya with 798 euros.
