According to Idealista, on average, in Spain, there is one for every five apartments with a swimming pool. Therefore, in the total housing stock of the country's apartments, 19.1% are apartments with a swimming pool.
In Leon, there is one apartment with a swimming pool for every 100 residential properties. That is, only 1.3% of the province’s total number of apartments belong to this category, and their cost is 65% higher than that of analogues. On average, the price for such real estate in the country is 54% higher than for ordinary housing.
But Leon, both a province and a city, is not a record holder for the price difference. The eponymous capitals of Teruel and Huesca have one of the highest price differences between an ordinary property and a property with a swimming pool – 83% and 77%, respectively. They are followed by Santa Cruz de Tenerife and Tarragona, with a difference of 74% in both cases.
They are followed by the cities of Lleida (70%), Barcelona (68%), Soria (66%), Leon (65%), Santander (63%), Jaen (62%), Caceres (59%), Alicante (57%), Burgos (56%), Huelva (51%), Castellon de la Plana (51%) and Almeria (50%).
At the same time, in such cities such Salamanca, San Sebastian, Madrid and Seville, the difference between these types of housing is not just minimal, but the opposite. In Salamanca, an apartment with a swimming pool will cost 6% cheaper than without one. The same is true of San Sebastian (7%), Madrid (8%) and Seville (9%).
The explanation for this trend lies in the geography of these options. Usually, swimming pools are available in new houses that are located far from the city center, including in the suburbs, therefore, prices for such apartments are lower.
In Barcelona, the situation with apartments is similar to Madrid. In recent years, both cities have been built up with new neighborhoods and residential complexes. Although Barcelona has less free space to expand geographically as it borders the sea. However, this allows the city to offer a variety of housing near the beaches.
Idealista also points to the cities with the largest number of apartments with a swimming pool for sale. The leader is Alicante, which accounts for 23.9% of such housing stock. Alicante is followed by Avila (18.2%), Ciudad Real (17.3%), Palma (16%), Logroño (15.6%) and Madrid (14.8%). In Barcelona, 6.4% of apartments have a swimming pool.
