In 2021, Murcia became the leader in the growth of mortgage lending to residential real estate — 41% in annual terms

Murcia has become a leader in the number of mortgage loans issued for the purchase of housing in 2021. The region has the highest growth among all the autonomous communities in Spain: 41% compared to 2020.

Over 16% of all loans were issued to foreigners, mainly to Britons. According to the Association of Registrars of Real Estate, Commercial and Movable Property of Spain (Registradores), the average real estate price in Murcia in 2021 was 100,000 euros. This is 80,000 euros less than the national average.

José Ramón Sánchez Galindo, head of the regional branch of Registradores in Murcia, points out: "There is the difference between autonomous communities: in the Balearic Islands or in Madrid, the average price reaches 300,000 euros, but at the same time in Extremadura this figure is significantly below 100,000 euros."

Spaniards accounted for 83% of all home sales in Murcia. Foreigners, mainly tourists, were the remaining 17%. However, the sales of residential real estate to foreigners decreased by 2% last year. The reasons are the COVID-19 pandemic and Brexit.

But in general, Murcia, the Balearic and Canary Islands, as well as the Valencian community have the largest indicators in Spain.

As a result of recent events and the introduction of EU sanctions against Russia, Registradores have engaged in compiling a report on the property of Russian oligarchs in Spain. The first report has been completed. Based on the data that are available, Russians are not interested in real estate in the country.
