Barcelona rises prices on admission of Catalonian rental law

At the moment, the government is planning to admit the draft law on housing ownership rights stipulating possible price intervention in the real estate market. The real estate sector declares the problems of Spain and increase in prices to come from the lack of offer. Limits on rental payments lead to the shortage of offer in a way it happened in Barcelona.

The capital returned to breaking record increase of rental prices in 2021, despite the Catalonian law establishing limits of rental prices acting since September 2020 года, while the affordable housing on offer is stagnating, according to data by portals Idealista, Habitaclia, Fotocasa and Generalitat.

According to data from Idealista, the rental price in 2021 increased at 3,1% and accounted for €15,4 per square meter.

It is noted that during pandemic the offer of rent options almost doubled, because many contracts were cancelled. There is a trend on stabilization, but houses for sale outnumber the houses for rent threefold. Before pandemic, the number of houses for sales exceeded the number of rental houses twice as much.
