Almeria is one of the cheapest regions in Spain to buy real estate

Against the background of constantly rising prices for residential real estate, information about cities and regions with affordable offers that adequately combine the cost and the quality provided for it is becoming increasingly important. This information was recently shared by the Idealista portal, calling the city of Almeria the cheapest of the major cities of Andalusia for buying real estate.

As of December 2022, the average price per square meter of residential real estate in Andalusia has increased by 5.7% over the past year. On average, a typical house with an area of 90 square meters will cost the buyer about 168 000 euros. However, in Almeria, both in the capital of the same name and in the province itself, the situation is different. In it, a square meter will cost the buyer 1,115 euros, that is, an object with an area of 90 square meters will cost a little more than 100,000 euros.

This is certainly not the most affordable of the possible options in Andalusia. You can pay attention to Jaen, where a square meter of housing costs 811 euros at all. But at the same time, it is much cheaper than the province of Malaga, as well as its capital of the same name, where a square meter of housing costs 2,787 euros. This figure is the result of an annual growth of 13.5%.

But even in the province of Almeria itself, there are noticeable differences at the municipal level. Obviously, the bigger the city, the more expensive housing is, even banal due to the presence of greater demand, which gives sellers more power to dictate prices. However, this is not the only factor of influence. The price is also influenced by characteristics, such as proximity to the beach, proximity to important transport and infrastructure networks, characteristics of individual areas.

In view of this, cities such as Mojacar, Pulpit and Vera are the most expensive in Almeria. At the same time, the latter surpasses even the provincial capital itself in housing prices. The cheapest real estate, based on the same Idealista data, is located in the areas of the Almanzora Valley. For example, the city of Camael is located there, which is the cheapest not only at the provincial level, but also in Spain in general. The average price here is 458 euros per square meter, which puts Makael in 26th place among the cheapest municipalities in the country.

Evolution of the local real estate market

In recent months, the average house price in Almeria province has increased by 2.2%. However, upon closer examination, it can be seen that there are areas where the market has experienced even much greater growth, while a considerable part has even fallen in prices. In the provincial capital itself, the annual price increase was 6.3%, the average price reached 1,286 euros per square meter and a typical 90 square meter dwelling will cost the buyer 116,000 euros. A noticeable imbalance between the districts of Almeria will continue in 2023.
