House by the sea: how much does it cost to live near marinas in Spain?

Spain is also known for the diversity and wide geography of its marinas, that is, parking lots for yachts and boats. The extremely long coastline, densely populated islands, mild climate and good technical capabilities have made Spain one of the centres of hospitality for yachtsmen from all over the world. Whether it is a superyacht or a small boat travelling around the world in the Mediterranean Sea – everyone is welcome here, and everyone will have the necessary service and opportunity to relax on the shore after a voyage. It is not surprising that yacht owners buy apartments in Spain next to the marinas. The opportunity to hit the road immediately, without wasting time and effort on the way to the parking lot, is precious.

Ibiza Marina – Ibiza

Ibiza is known not only by fans of night parties and electronic music. This place is important for yachtsmen. The most famous parking lot on the island is called Ibiza Marina. More than 400 berths offer all types of services for yachts up to 110 metres long. This marina is proud of not only its technical equipment but also the eco-friendliest service technologies. Special amenities for superyachts, concierge services, specialized yacht and boat maintenance services are the best. Thanks to the unique atmosphere of the world's leisure and party centre, there is no need to organize yachtsmen's leisure in Ibiza Marina, as it offers the best fashionable places for entertainment, including clubs, gourmet restaurants, bars and luxury shops. As already mentioned, the nightlife in Ibiza is legendary.

It is easy to find a villa or apartment here – Ibiza offers numerous options. The price will depend a lot on the location; your wish to look at your yacht from the balcony will significantly increase the price.

  • For example, a 112 m2 apartment with three bedrooms and two bathrooms in a luxury condominium on the first line at the marina may cost €1 million or more. The most important thing in these comfortably furnished flats with a well-equipped kitchen and air conditioning is the opportunity to walk to your yacht in 5 minutes.
  • Moving away from the sea by 300–400 metres, prices for housing with the same area and characteristics are reduced by at least a third. A 100 m2 flat with two bedrooms and two bathrooms can cost €675,000 and lower. In addition to this, there is a private parking space, a swimming pool for residents and other useful amenities. However, the owner will no longer see the yacht from the window.

Marina Port de Mallorca – Mallorca

The Balearic Islands have another famous parking lot – Marina Port de Mallorca. It is small, with 200 berths. It is possible to accommodate yachts up to 50 metres long. The restrictions are dictated by geography and history: although Mallorca is bigger than Ibiza, mooring a private yacht here is available only as an additional service to the lifestyle. Nevertheless, this marina enjoys well-deserved popularity, especially after a major renovation 5 years ago. A complete reconstruction of the infrastructure allows customers to use the latest technologies in yacht maintenance, and the Blue Flag award tells yachtsmen about cleanliness, waste collection and recycling throughout the marina. The parking lot is located in the heart of Palma de Mallorca, so its customers also have access to all the opportunities and entertainment of this largest tourist destination. It is also home to one of Europe’s largest airports making it convenient to visit Majorca.

Housing in Palma de Mallorca is more affordable than in Ibiza because the different size of the island and the well-developed diverse infrastructure also affect it. However, there is a difference between the first line and other areas of this seaside town.

  • An extremely cosy 145 m2 apartment with three bedrooms and bathrooms on Avenida de Gabriel Roca will cost €670,000. This address will tell an experienced traveller a lot – you can see not only the masts from the living room window but also the boats and yachts in the marina.
  • A 145 m2 residence with four bedrooms and two bathrooms, a terrace and a large living room can cost €350,000. The main difference with the previous option is exactly the same – a few hundred metres separate you from the port.

Port Vell – Barcelona

Barcelona, one of the most sought-after cities for tourists and foreign buyers of real estate in Spain, offers a variety of opportunities for owners of yachts and boats. Among the listed marinas, Port Vell can accommodate the largest vessels, up to 190 metres long. Of course, this limits the number of available places – there are 151 berths. The maximum size of the yacht makes it clear that the owners of superyachts are welcome here, and they have a wide range of opportunities for recreation and entertainment. Special attention is paid to safety and hospitality, because the super-rich owners of such yachts need extra-class services. However, the TPA permit certificate allows this marina to service and repair yachts from all over the world with significant benefits.

With numerous offers in Barcelona, it is quite complicated to find an apartment with a view of the marina Port Vell – the city port has an advanced age and was built when no one thought about the service and needs of yacht owners. Moreover, not anyone who wants to buy a house in Spain may find reasonable options in this area at all. Accordingly, realtors cannot offer housing within walking distance of the pier.

  • Therefore, they ask €450,000 for a small 62 m2 apartment with three bedrooms and only one bathroom. The view from the window to the marina is the main advantage of this offer.
  • But if you go a little deeper into the area, you can find a nice duplex for €380,000. On an area of 121 m2, there are three bedrooms, two bathrooms and an original balcony. Perhaps, a good condominium with twice the area is worth replacing the sea view with a courtyard with lots of green areas.
